AÌýregeneration of the Moorgate areaÌýon a brownfield site atÌý21 Moorfields,Ìýlocated directly above an existing London Underground station and a future Crossrail ticket hall.ÌýÌý

The development covers approximately 564,000ft²ÌýandÌýis arranged as two office buildings, east and west.ÌýItÌýwill become the new London headquarters for Deutsche Bank, incorporating retail and commercial office space, improved pedestrian permeability via a reconfiguredÌýhighwalkÌýand a new public square with retail and improved landscaping.Ìý

Approaches Used

  • TheÌýlifecycleÌýassessmentÌý(LCA)Ìýwas carried out in accordance with BS EN 15978, CEN/TC350 and EN 15804, and included embodied carbon impactsÌýassociated with the cradle-to-grave stages.Ìý
  • The building sits on the existing slab of a demolished pre-existingÌý1960’s buildingÌýmaking the foundationÌýworks less onerous when comparedÌýtoÌýother similar central London buildings’ carbon footprint.Ìý
  • A range of carbon reduction options covering architectural, services and structural components and systems will be generated.ÌýProposals include:Ìý
    • TimberÌýcurtain walls,Ìýtimber internal frame,Ìý90%Ìýrecycled content aluminiumÌýexternal capping.Ìý
    • LouvresÌýwith perforated blades (16% carbon footprint abatement against standardÌýairfoilÌýblades).ÌýÌý
    • MetalÌýcladdingÌýelementsÌýwith lower carbon footprint.Ìý
    • SuperstructureÌýsteelworkÌýwithÌýhigh recycled content.Ìý
    • Steel reinforcementÌýwithÌýhigh recycled content,Ìýrebar with 98% recycled contentÌý–ÌýapproximatelyÌýtwo-thirds less carbon intensive than standard rebar.Ìý
    • Alternative concrete mixes:ÌýÌý
      • CoresÌýandÌýother structuralÌýconcrete elements:Ìýconcrete with 20-50% cement replacementÌýrecycled aggregateÌýÌý
      • Piling:ÌýconcreteÌýwith 20-70% cement replacementÌýwith recycled aggregate.Ìý
      • UpperÌýfloors:Ìýconcrete with 50% cement replacementÌýwith lightweight aggregate: e.g.ÌýLytag.
    • To encourage the specification of building products withÌýanÌýEnvironmental Product Declaration (EPD).Ìý
