A听regeneration of the Moorgate area听on a brownfield site at听21 Moorfields,听located directly above an existing London Underground station and a future Crossrail ticket hall.听听

The development covers approximately 564,000ft虏听and听is arranged as two office buildings, east and west.听It听will become the new London headquarters for Deutsche Bank, incorporating retail and commercial office space, improved pedestrian permeability via a reconfigured听highwalk听and a new public square with retail and improved landscaping.听

Highlights

  • Monitoring听all carbon emissions听throughout听the life of the building:听LCA听modules听A1-A5, B1-B6, C1-C4听
  • Target 15% reduction in听embodied听carbon听at practical completion听鈥撎�85,380 tonne CO2e听(1,335听kg CO2e/m2);听whole life carbon听(60 year听lifespan) has been calculated at 193,785 tonne CO2e听
  • WRAP recycled content for the scheme is 19% 鈥� 21%.听

Approaches Used

  • The听lifecycle听assessment听(LCA)听was carried out in accordance with BS EN 15978, CEN/TC350 and EN 15804, and included embodied carbon impacts听associated with the cradle-to-grave stages.听
  • The building sits on the existing slab of a demolished pre-existing听1960鈥�s building听making the foundation听works less onerous when compared听to听other similar central London buildings鈥� carbon footprint.听
  • A range of carbon reduction options covering architectural, services and structural components and systems will be generated.听Proposals include:听
    • Timber听curtain walls,听timber internal frame,听90%听recycled content aluminium听external capping.听
    • Louvres听with perforated blades (16% carbon footprint abatement against standard听airfoil听blades).听听
    • Metal听cladding听elements听with lower carbon footprint.听
    • Superstructure听steelwork听with听high recycled content.听
    • Steel reinforcement听with听high recycled content,听rebar with 98% recycled content听鈥撎�approximately听two-thirds less carbon intensive than standard rebar.听
    • Alternative concrete mixes:听听
      • Cores听and听other structural听concrete elements:听concrete with 20-50% cement replacement听recycled aggregate听听
      • Piling:听concrete听with 20-70% cement replacement听with recycled aggregate.听
      • Upper听floors:听concrete with 50% cement replacement听with lightweight aggregate: e.g.听Lytag.
    • To encourage the specification of building products with听an听Environmental Product Declaration (EPD).听
  • The project will include听whole life carbon benchmarking听against other similar projects.听
